TENANT FAQ’s

Our office is open Monday-Friday 8:30AM - 5:00PM. Our Leasing Agents are available by appointments on the weekends.
Short term leases are on a case-by-case basis. Most of our properties require a minimum of 1-year lease.
All maintenance requests need to be in writing. Please log onto your Tenant Portal to submit a maintenance request. The link to the tenant portal is www.mykingrealty.com. If you do not have a username/password, please call or email the office at info@kingrealtyandmanagement.com and they will send you an email with your log-in instructions.
In emergency situations (such as large active leaks) maintenance will respond on the same day. If it is not an emergency then someone will be dispatched within 24-48 hours. All updates are sent through our online portal which sends you an email copy of updates related to your request.
Pets are considered on a case-by-case basis. All property owners must approve pets. An additional refundable pet deposit is also required per pet. This pet deposit can vary from $300-$600 per pet depending on the size, type, age, etc.
A security deposit is required for each property. Generally speaking the security deposit is equal to one month's rent. We reserve the right to require an additional deposit if unfavorable items are discovered during the application process (e.g., low credit score, bankruptcy, foreclosure, etc.)
No. The deposits must be certified funds (cashier's check or money order). The full deposit is due within 48-hours of application approval.
We do not accept Section 8 or any other housing vouchers.
To apply, you must first view the property. The application can be found at www.mykingrealty.com. There is a $45 application fee per adult. Each adult over 18 must apply. Please click Application & Approval on the Tenant's tab on this site to learn more.
Please click Application & Approval on the Tenant's tab on this site and download the application criteria form. If you meet all of the requirements on the form you will qualify. If you have specific questions related to your rental, criminal or financial history, feel free to call us.
Generally it takes 1-4 days to process an application. It depends on how quickly we get rental verifications from your current and previous landlords. While we do our best to verify everything as quickly as possible, if there is a delay on behalf of your landlords, there could be a delay in processing your application.
Generally our homes are available for immediate move-in or within 1-month. Please check the date available on the listing. It will clearly specific when it's ready for move-in.
No. Application fees are non-refundable. It's important that you carefully review our criteria to ensure that you qualify BEFORE submitting an application.
A co-signer or guarantor may be okay on a case-by-case basis. If you are concerned about not meeting our criteria, please give us a call to discuss before submitting an application. A co-signor or guarantor WILL NOT be accepted if an applicant has evictions, a felony during the last 7 years or monies owed to previous landlords on their credit report.

After you view a property and determine that you would like to apply. Visit www.mykingrealty.com. Select the property that you would like to view and click "Apply Online." Follow the online application instructions.
The list price is set in accordance with current market rates. A reduction in rent rate may be considered with lease terms longer than 1-year. This is assessed on a case-by-case basis.
Some of the homes that we manage are in HOA's that offer community pools, clubhouses or parks. These vary from property to property. Please consult with the property manager for specific amenities.
Generally speaking on single family homes the tenant is responsible for ALL utilities and yard care. Some of our townhomes with HOA's will cover front yard maintenance. Please contact our office to learn more about utilities at our specific properties.
