Preparing Your Home to Sell
Selling a home can be a little overwhelming and stressful but it doesn’t have to be! There are two things that dictate when a house sells and for how much and that is PRICE and CONDITION. We can focus on price in another post but in terms of condition let’s look at what you can do to prepare to sell.
- Pre-Listing Inspection – Sellers may want to get a pre-listing inspection. This will highlight any deficiencies but also allow you to know what you should do before listing and what buyers will see as well. Just remember if you go this route, you are required to disclose the inspection.
- Simple Repairs / DIY – In my experience many of the same deficiencies come up on most inspection reports because after all, they are inspecting the home as if it’s being built today. Here are a few easy items you can do yourself, to prepare:Smoke detectors – Be sure that there is a smoke detector in each room AND hallway.
Caulking – It’s super EASY to caulk around your bathtub, shower and toilets and will help the house look better.
HVAC – Change your filter! A dirty filter makes buyers think that the system hasn’t been properly maintained.
Landscaping – Make sure your grass is mowed and edge and all tree limbs/shrubs are not touching the property.
This is a short list but gives you an idea of some things that you can do to help your home make a great first impression on potential buyers. Be sure to consult with a local real estate agent or broker before listing. It’s a good idea to have them pull current data on what’s happening in your market, but also to walkthrough and give you some tips on how to best list and prepare your home!
